Q: What kind of properties do you have available?

A: We specialize in land that is vacant and undeveloped. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.). Some lots may be on a paved road and others might be on a right of way or a “paper road” where a road or driveway can be placed. We offer a variety since different investors want different things. We’ll let you know what is available with each property.

Q: Why are the properties discounted so much on this site?  Wouldn’t you just keep the best deals for yourself?

A: You’ll find land investment properties on this site are discounted around 30% to 50% because of our proprietary marketing systems that get in touch with land owners who need to sell their property. Often times they may want to sell because they need the money so our company can help them out by buying their raw land quickly for cash… which is a win-win. Then, we pass the discount along to you. Win-win-win.

Q: How are the properties on this site different from ones I’d find on the MLS?

A: Great question! The land investments you’ll find on our site are private deals that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale.  We work directly with the home owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.

Q: Are you an agent that lists land for sale?

A: Another great question. No, we are not agents. We buy land and sell land.

Q: Do you own these properties?

A: Some properties we already have purchased and own. Other properties we have under contract to purchase with the owners and we are in the process of closing on their lots. When an investor like yourself wants to purchase a property we have under contract before we’ve closed on it, that’s when we will have our attorney or closing agency execute a “double-escrow” aka a “simultaneous close”. This process is legal in Florida, North Carolina, and most other states in the USA. Either way, you’ll be purchasing the property directly from us and we close everything legally and professionally in every state in which we invest.

Q: Can I use bank financing to buy these properties?

A: Sure! We work with investors who buy in many different ways. We tend to work with people who can close quickly with their own cash, so most of our clients pay cash. However, if you are pre-approved with a bank and can close quickly… we’ll consider all offers. If you need financing to buy a property you see on our site, contact us today because we have land owner financing available on some of our properties.

Q: How do I make an offer on a property?

A: Simple, email mark@discountlandguys.com or text or call Mark at (323) 828-7055. We take offers first come first serve… and telephone tends to be the quickest.  Once you connect with us and you want to purchase the property, we’ll require an earnest deposit to secure your offer on that property which we’ll have you send into our closing agency (we don’t actually handle any of your money). We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.

Q: How often do you add new investment land to the site and send them to the VIP Buyers List?

A: We’re always sourcing new investment land… and we add new properties to this site on a continual basis. Fresh deals will be uploaded and sent out as soon as they come in. So, check back often as our properties tend to sell very quickly. The easiest way to stay up-to-date with our inventory is to add yourself to our VIP Buyers List.

Q: Do you charge any fees to buy or sell?

A: We don’t charge home owners any fees.  We purchase properties at win-win price.  When you buy an investment property from us, we buy the property at a discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… (this is a full-time job for us) and you still pay a deeply discounted price without spending any time or money chasing these properties down on your own. A win-win for all.
