I’m selling a lot with SEWER in Charlotte for just $25k in a neighborhood where other lots sold in 2023 for an average price of $123k per lot.

Here’s the challenge: the Right of Way is only 25′ wide and Charlotte says it should be 30′ so you’ll need a variance from them to get a building permit for this lot. Also the road hasn’t been built yet, but this could be as simple as gravel if you want to save $, or paved / concrete if you want something fancier.

BUT… Get this: The city has told me in writing that this lot meets the lot width and lot SF requirements to be subdivided into TWO lots, so it might be feasible with the variance to get TWO building permits. You’ll have to work that one out with the city, but that’s what I’d be trying to do if it were me.

Even so, I’m pricing it so that even a one house deal will be hitting it out of the park!

AGAIN, look at the numbers:
